Your post is very true but to add balance and tell the whole story mortgage terms have been lengthened both in the short (fixed) and long term.
10 year fixes didnt exist in the 90s.
30 - 40 year mortgages didn't exist either, back then it was pretty much 25 years and that's it.
I believe whole of life mortgages are on the rise in the USA expect the same to happen here.

Price of a barrel of oil is low = inflated prices by refinery's clawing back 2 years of lost income.
Wholesale Gas prices are back to normal = energy companies inflating prices for the long term.
Food prices are high = inflated by the war in the Ukraine which doesn't affect half of the foods being pushed up.
It's a massive push for the climate rubbish that's coming down the track!!! Or part 2 of the world being changed........Covid was part 1

Whole life mortgage are available here. Also in the eighties you could only get a mortgage for three times the main wage earners salary and one and a half times the partners and had to prove salary via tax .

Oil is certainly lower per BBL, but pump prices remain unchanged, largely due to supermarkets skimming off the top. Wait til the 23% increase in duty kicks in next year.
Wholesale gas prices are not back to normal, they're 10x higher than a recent low in May 2020 and still higher than at pretty much any point in the last 10 years.
Brexit imports, supply chains and the effect on consumer prices have hit food hard, inflation (+ war etc) has compounded it even further.

Brent crude is still the highest it has been in 10 years. The Opec Cartel agreed to reduce output recently to stabilise he price. Totally agree on the fact that the refineries are still maintaining a healthy margin.
Gas is dropping to still only to winter prices just before the Ukraine invasion. Again the main energy companies will still be maintaining a healthy margin.
Food prices rise as they are commodities and the fact the energy used to produce, transport and process them has risen in line with - business is not as sheltered from the energy increases as the domestic market so they have to add the cost to the sale price.
I hope that when major oil companies & energy companies come out with record profits again next year it spurns on some real change in politics to even out the playing field with whom they aim to tax to achieve there mandates

Where are you seeing Gas prices......? From March to September they were low, then a spike happened in October before falling again massively.........we're told it's bought 6 months in advance so will we see a drastic fall in March? No it's going up again......
OPEC Cartel is ok, Colombian ones are not.......go figure.......
