Just build it with flat roof then put firings on it..another thing to think of with a garden room..allways put more plug sockets in their than you think you will need.
And yes red cedar isn't cheap but does look nice..I gave mine 3 coats of osmo uv oil and it still looks like new..some prefer it to change its colour to its grey(ish) though..

You don’t pay for installation on Dunster, there relatively easy self builds.

Well my woodwork is limited but I'm a plumber so do have to do some stuff every now and again like boxing and stuffing out etc. it's mainly the rood angles etc I think I'd have a problem with...and time is of the essence. Time I could be fishing! 🤣

That red cedar is a hell of a price. Does look really nice though. 30m2 for £11k sounds really cheap! Good idea about the cat cable hadn't thought of that! What did you use a base concrete/slabs/timber base?

And I did check regs, I think you're fine against garden boarder as long as it's below 2.5. total height, anymore than that and it's 900mm from boarder. And total M2 I think is fine as long as you don't go over 1/3 of the total original garden M2.

Building regs will depend on the area you live in.. most should be though 2.4 maximum height and 1 metre clearance around surrounding boundary..I forget total floor area round my way though I just ignored it..
Built mine using 5x2 wall timbers and 8x2 roof timbers..total area 30 square metres.
Dressed in red cedar outside..inside boarded with fireline plasterboard insulated with Kingspan. Luckily I'm a dryliner by trade so did most myself apart from electrics. Was quoted 3 yrs ago 25k I did it all for 11k... 1 regret I made is not running a cat 6 cable down to it for WiFi. If you have the knowledge to put up some timber stud I'd say do it yourself,all theese company's selling garden rooms are shyte.

I looked into building a garden shed, after working out the cost of timber I decided to buy one and erect it myself.

I also bought a summer house that used 50mm thick timber that had multiple tongue and grooves, it was machined so it slotted together at the corners and totally weatherproof.
Really good quality stuff and it fitted together perfectly
Now I love a bit of DIY, especially woodworking but there was no way I could have built that from scratch, not unless you've got some serious professional machinery.

I've seen the website yes, tbh though if I had to build it myself I'd probably just do it from scratch and save some money. It's the installation that kills some of them, one I found was about £10k then installation was £6700! I said how long will it take to install and he said a day. I'm in the wrong game 🤣

Have you had a look at Dunster shed, I’m debating getting one.

There flat pack self build with plenty of videos on YouTube.

Thanks for the replies. I did think about a shipping container but it's access tbh that's probably not possible but I will look into that for sure as they look quite good.
A metal shed not really what I'm looking for although seems to be very cheap, I'd rather spend more money on something that isn't wasted money if you know what I mean, like a dedicated garden room will see the money recouped when house is sold where as you wouldn't with a £2k shed.

Might be worth a look on the net at diy converted shipping containers. There's not a lot you can't do to them and quite secure, over clad they can look like a normal shed. Available as minis so don't thunk 40' only.

I'm tossing up the options for a garden room/shed type thing.
Originally I was going to get a large 4mx3m type plastic shed and they're about £2k, then thought about getting a dedicated garden room with a shed bit on the side for tackle etc. but the price of these are around £20k and it's just timber shell really with some uPVC and insulation.
I wondered what the difference in cost would be to have a brick built shell tbh?
Does anyone know if you require planning for a brick one of still within the garden room dimensions? Would be good see you what other people have done?
