Evening all.
So we just sold our house and bought a nice detached bungalow but it needs total refurbishment. It's liveable but it's been owned by an old lady and it's not been touched for many many years lol.
Just overwhelmed on where to start tbh.
I wanted the bathroom done first because it's like a room on it's own where as throughout the rest of the house the footings is going to be the same. Bathroom tiled.
Also it has an immersion heater and tank. Will this be an easy swap for a combi boiler? Or is it worth keeping?
Do I get the boiler put in b4 kitchen and bathroom and floors?
Any help be greatly appreciated. And we move in on the 11th November Friday......

Easy swap to a combi, I'd be getting it moved to the loft if possible. Best to do it before you re-fit the bathroom and kitchen as you'll probably need a bit of pipework changing in an older property.
Have a look at Boxt to get a rough idea of cost.
Get your consumer unit looked at early doors too, based on your description it won't be upto spec and you'll have problems later on. If it's that old you may well need a complete re-wire it would be the safer thing to do. Get your smoke alarms hard wired at the same time
By the way, a Friday is the worst day of the week for moving🙈 slightest thing goes wrong your in limbo all weekend, no-one gives a monkeys about work Friday afternoon's 🤣

Good point mate didn't even think of the electrics to be honest there house we're in now/ sold had the old consumer box with the big fuses in with the wire going through them never been an issue here

A decent leccy would tell you to have something that old replaced before doing any further work.

Before you ditch your immersion tank consider if you ever will want to install solar panels, aga type cooker or a wood burner burner. If not then a combi could be the way to go.
Our hot water tank is fed by wet solar, excess from the PV electric panels (photovoltaic), heat from Rayburn and wood burner so hot water costs us virtually nothing.

If it were me I would take a little time and decide exactly what I wanted to end up with.
Talk to trades involved as they might have some suggestions and of course order of work if you aren't too familiar with refurbishments.
It's worth getting your wiring checked by an electrician if you have any doubts.
The last thing you want is for him to be chiselling grooves in your new plaster.
You probably won't save a huge amount cost wise as it's a bungalow but many other factors will affect the price a lot more.

And it's not that old the house we're in now/ sold is older the bungalow is 35 years old mid 80s and brick built where what I'm in know is timber framed.
Once we're in we're have a good look and go from there I think hopefully it's just cosmetic

Is there a trend to put boilers in the loft nowadays?
Wouldn't it take a while for the hot water to reach the taps at ground level.

Not really a trend but it makes sense.
They're unsightly and take up space so why have them in your kitchen or the airing cupboard? If you have the right KW installed there's no problems with flow etc
They are all controlled from an app like Hive these days so no longer any need to have access to your boiler every day anymore.

The answer to the delay is a circulating pump.
Needs to be stainless of course but pretty much instant hot water then. Not so wasteful as it first appears as no hot water is wasted running it off before the hot stuff appears.
Any long runs make it worth considering.

I believe all the FIT ( feed in tariff ) payments have stopped for new systems now but energy costs have risen so that could make it attractive again. Pair that with a photovoltaic system with batteries and it makes for cheap energy.
A bit of space is needed inside and out though but you will of course have plenty of space in your wallet after all that.

Ive in the process of planning a full refurb of mine. whilst still living there.
I had the roof done last year (£5k) as wanted it sorted before investing anything else.
If you're doing kitchen and bathroom then you may as well look at getting a full re-wire (£4-5k), as said it will be out of date to current standards. Also full re-damp proofing (£3-4k) as you wont want to be having damp issues in bathroom and Kitchen once you have installed all new.
Kitchen is what you make it cost wise and depends on the square footage you have (£10-20k)
New windows and doors, radiators, flooring and joinery, decorating, furniture etc etc.
Soon will add up.
I have a a spread sheet with all items required, suppliers, quotes, estimates and contingency and would say that starting with a 20% planned overspend factored in is essential. Ive nearly done 50% of my budget already and that only windows, damp proofing, unfitted kitchen, and storage.

I'm definitely no expert, but just worked on a doer upper house.
I flooded every room with more power sockets than needed, definitely don't regret it. i also ran Cat6 through out for cabled internet (if needed) also ran Cat6 for CCTV. Whilst he was at it also ran power cable to front of house ready for electric car (which may happen in future).

It's as expensive as you wanna make it ain't it basically. And what your be happy with. I know people with there council fitted kitchens and over the moon and people with 30k+ kitchens that wish they had it different.

Yeah all the research i have done points to this. Good kitchens no so great kitchen fitting service.

I've only done a couple of wren kitchens but the main criticism I had with them is they supplied way too many plinths/end panels/trims, these items really ramp up the bill and they weren't interested in returns. One job I had over 2ks worth of bits surplus. Magnet and howdens also do it but are better with the returns

Nope nothing as of yet... move was horrible didn't get keys till 5pm on the Friday so that was bit rubbish.
All were done is stripped walls
Started plastering the ceilings today done kitchen and bathroom get rid of that artex.
Ordered bathroom
Ordered kitchen
Ordered flooring
Found some 1 to do all the above fit it. Some of the quotes was madness. And he's also gonna knock down like an porch type thing it's just a dead space and the extra window in front of my boys bedroom just stops light also has a weird sliding door 😆 that be coming down soon and swapping the old lead crossed double glazing for just plain glazing.
Also in the next week or two my friend should be coming round to exchange the immersion heater for a new cabinet that will be going in the loft.
Previous owners left loads of old toot every where in the loft in the sheds and garage. So just waiting for works to start so I can order a skip bit of a liberty really and nothing I can do I don't think. The Mrs messaged them a nice message asking politely if they could come collect rest of belongings and they blocked her. They ain't even telling me the little wall key safe number that's next to the front door. Was my best mates while the house was going through 😆

1 weird thing I did find when washing my hands in the bathroom sink that my head become really hot. The bathroom light had a heating filament going around it 😆 thought I was on a sun bed. Safe to say that monstrosity has now been removed and we're down to no lights in there. Bathroom getting started next week 28th kitchen being delivered 12th so be in b4 Xmas and in the meantime the bloke and decorate if he wants and then do flooring. Decisions decisions

Might be worth having a look at your Report On Purchase from your Solicitor.
If the previous owner had signed the section where they agree to remove all rubbish from the property then you have a legal right to chase them up to resolve the situation, if you so wish.

You mention Artex removal, there was asbestos in Artex before 1999 you need to have it checked.
If it is being removed get it done professionally if it tests positive.

What sort of stuff is it? Advertise it for free and you may be surprised how many people will collect.

All ceilings now plastered.
Bathroom has been delivered starting installation tomorrow (wed)
New bolier was ment to be fitted Wednesday also but now bee. Put off till Friday.
Paint decorator is starting tomorrow also.
Hoping to get couple of the bed rooms done first so at least the kids can become comfortable 🙏
They also started there new school Monday which was worrying that if there like it and if we made the right choice to move schools. But they enjoyed it Monday and loved it today. Love the playground and school dinners 😆

Builder also took a little lean two extension down on the front that now makes the front looks 100x better.
Ooo also ordered 10 planes of glass and a new double glazing unit. Glass to replace the dated lead crossed windows and the double unit to replace the single glazed window in the boys room. The little extension/ porch thing had another window that went infront of the boys one so that helped a bit but just didn't let enough light in.
Kitchen still due on the 12th.
So fingers crossed things are moving. Slowly but surley

Wren just because the easiest. Made to measure type thing and can add all the appliances. £500 for a Integrated microwave tho haha. And having the builder install it. Wrentham was like 3+k for installation and that's without connecting services and moving sockets. Had quotes as low as £750 to install but went with the same bloke who's doing rest of the place.

Wrentham was like 3+k for installation and that's without connecting services and moving sockets. Had quotes as low as £750 to install but went with the same bloke who's doing rest of the place.
Told the builder to jog on today got new people round tomorowfor quotes

Gavw him the kitchen to re fit bathroom to re fit 100+ square mwters of flooring. I thought lovley that was easy some 1 willing to do it all. He took porch down easy and near and tidy. Then got in the bathroom and thats whwn nothing happned lol a week and a bit and im still left with no light or no improvement so i thought enough is enough. Got a new bloke today starts thursday so we will see also accepted a price on the lamante. And a kitchen fitter so fingers crossed.

Yes mate comes 12th. The builder was ment to do that aswell but going with a mate of a mate now.
Painter has had a mare wrong colours on wrong walls getting paint colour matched in he's perferd brand of paint at £65 a tin deluxe diamond or somthing and it didn't even match.
All flooring going down the weekend also. And hopefully kids bedrooms be done by then so can get new furniture for them and get them comfortable.
Fingers crossed the bloke turns up today 🙏

Yes mate come in fitted spot lights and extractor spotlight fan thing tomorrow busy day kitchen coming.
Yesterday Saturday was ok half the flooring went down. Rest is going down now. New front windows went in and new front door.
Hopefully the bathroom gets its cladding started tomorrow also.

Mate it come at 6.45am took the piss really unloading it in tge dark and snow.

Get yourself a wood burner in before its too late.
If you can get a wet system all the better and plumb into boiler return
and the add a fan system taking air out of lounge and dropping into other rooms

As far as I know they are just going to up the spec of them. Eco design I believe it's called. A directive to reduce emissions.
You still need to burn dry wood of course circa 20% moisture content, I hear it has gone up in price a little but not a problem if you can source your own.
Nothing like sitting beside a wood burner though, it's nearly always used in preference to our central heating.
Ours heats our domestic hot water and the surplus is pumped into our underfloor heating pipes.
I was talking to someone in the wood burner / Rayburn trade a couple of months ago and he said he has never been busier.

When the previous builder had done the extension Stoke building control passed it off. In comes new builder with new contract administrator (2 years ago) and the first thing that is documented is that the lead flashing is absolutely disgraceful and will be letting in rain. However it has never been put right. I contacted Stoke building control and the bloke that signed it off and certificated it turned up, took a look and I asked him if he should have signed it off. He replied ‘no' and could offer no explanation why he had. The pitch is at 13 degrees (should be 17.5 minimum) for the tiles used so the pitch is wrong also which has caused them to lift. That's another one added to the list who is going to be sued.

Never mind that , J Ponds not been on for a week, either the kitchen fitters has taken him hostage for none payment or and this is what my mo ey is on he's burnt the bungalow down in an insurance scam.

Haha was .entirely to reply earlier but got caught up in somthing... kitchen all done all appliances in and working just need the tek wall put on like a big splash back instead of tiles. The builder is gonna do that after the bathroom. They both should be finished by Wednesday painter by Friday latest.
Had a new co.posite door fitted and it has no handle have to use the key to get in and out with is agggg so gonna Tey find so.w 1 this week to chnage that.
Done over £1000 in skips which is horrible

mines in the loft and hot water gets through all ok, just a pain in the arris when you get a F75 error code and have to get up there with a hairdryer to thaw the condensing pipe. like how I spent my Saturday

My Dads condensing pipe froze a few years ago so after thawing it we wrapped
it in pipe lagging and it's never froze since. And that's on the outside.
