there are carvings on trees stating various weights of carp and the year they were caught.
ive seen fish in the upper layers and id say there are 4/5 carp over 20lb.
just wanted everyone else's opinion weather this would be a good investment, i plan on starting a membership ticket for the lake charging per season.

Sounds the part but a couple of things spring to mind in that what might be the case with Lutra in that area and, nit picky as it might seem, do anglers carving into living trees really respect nature?

could say the same about sticking sharp bits of metal into living things mouths and dragging them out of their natural habitat for sport.....

If its in or near the west midlands, then probably, but I think it depends on many things, if you are looking at it being a good investment financially then it will be no doubt be a lot of hard work involving a lot of up front expense to do it correctly, but it can be done. If you're looking to make a few quid on the side with minimal effort again possible but I would suspect in this scenario it would be more hassle than it's worth. Had you thought about getting a few like minded friends together and having a proper syndicate, sharing costs and decisions and having your own private lake.
Good luck though we need all the carp fisheries we can get in the West Midlands.

the bonus of it is that its 10 mins from my house, in a very quiet setting, me and 2 others are looking at splitting the cost/work.
the first season will only have enough members to cover the cost and will be like minded people who want to discover the true stock in the lake.
its one of those too good to pass up opportunities but i am still hesitant.

If its a cheap enough lease why not, I wouldn't consider much more than a pennypot rent though at 3/4 of an acre.

You know what they say... It's better to regret doing something than to look back and regret not doing it.... Not exactly my experience of life but in this situation I would go for it.

I would go for it,to be honest,how many lifetime opportunities are you going to get ?
Lutra lutra is always going to be an issue,so I'd be looking at a decent chicken wire ,so called budget fencing protection,incorporating a double strand electric wire ,solar trickle charger..I'd not be thinking 'it can't happen to me'..
I have lost so many beautiful and wonderful places ,due to tourism and super rich people pushing out the locals ,you'd be mad not to get involved,the worst that can happen is you will get emotionally involved and love the place..(I manage three small fisheries,I only allow decent like minded anglers to fish ,soon as the word 'platforms'..'bait boats' 'spombing'..and wraps are in the mix or conversation..)..I get twitchy,so not the sort I'd want on the waters, my point is,you can control the type of member..

It's always lovely to have your own bit of water but it's not necessarily a good investment.
You will always put more in, and hopefully you will get the same level of commitment from the other two partners, but I have seen the flip side.
Plenty of info out there if you need additional help, but ultimately it's going to be you doing all the graft.

Take it on, if alls good and a long term lease is possible, think fence.
Also be v aware that poachers will turn up sooner or later.
They found a v remote syndicate in deepest norfolk I was a member of , so be vigilant.

If you can run it 'right' I'd say go for it as as others have mentioned decent syndicates are thin on the ground in the WM. I was offered a ticket local to me last season for a simiar sized lake with 'unknown' creatures in it but when I went to visit it the access track was terrible (needed a decent 4x4) and the lake itself although pretty(ish) was really exposed and looked like a hole in the ground in a farmers field (which is effectively what is was) with a lot of boggy banks that needed haybales to alleviate the mush . . .
I was intending to use it as a 'days only / floatfishing / stalking water' but the price wasnt really commensurate with what the lake had to offer and the number of anglers they needed 'on' so I gracefully declined - glad really as I dont get enough time on my 'propa' lake anyway . . .
If the 3 of you can afford it why not keep it to yourselves and invite m8's / guests as you see fit - if not pm me and I may be up for a ticket!

had a good walk around last night, super mature, and gin clear water.
only thing thats making me hesitant is how easy it would be to poach, once someone got info of the lake they could quite easily do it.
going to have a chat with the owner this afternoon see what options i'd have in terms of fencing.
fingers crossed all goes well and we can come to an arrangement.

2. Being In-line, you really need to know what the feeder stream is like in Flood- probably the top priority over anything else, as regards the possibility of it being “Fenced Across” with a structure.
If all Ok and you can get a long or even better a Rolling Life Lease, most respectable landowners waver the lease for the first year – to allow you to focus all funds on the priorities. At 3/4 an acre it's a good easily manageable size, you may be surprised at the cost of the lease thou, as since the otter problem started smaller waters have become much more valuable than say a 45 acre Res. would be to lease.
