I've joined a new lake, which isn't fished a great deal, in fact I've been there twice and nobody has been there even at the weekend to even speak to. It's a small open farm reservoir of about 3 acres with reeds around the edge but is very deep around 28ft in the middle (so the farmer says)
I don't really know where to start as I've not seen any fish yet, but it apparently has produced some 30's in the past. I've never fished a lake as deep as this but I'm guessing it will take a lot longer to warm up given the depth.
Any advice appreciated as it seems all the locals have disserted the place to ask and the farmer doesn't know much!

Trickle some bait in the margins regularly to see what happens regarding fish visiting the spots
Then I would have a couple of adjustable zigs out.
Get your leading rod out and map the bottom out to see what you can find.
catching carp on the bottom in 28ft + water isn't a problem just takes a bit of getting your head around.

Are the fish definitely still there? I would want to see some first, or have some confirmation they are.

First thing I'd be doing is a trip out with a notebook and a marker rod/float set up.
I'd also take the underwater camera if the water was anything like clear.
If its not too much of a hike and you can revisit in a couple of days then some pre baiting would be advantageous just to see if it disappears although bird life may account for that.
A good walk round to see if there are otter tracks or spraints would also be in order....there may be nothing left !
I'd take a pinch of salt with the 28ft deep script until proved....if it is as small as you state and is a reservoir it's unlikely to be that deep unless it was originally dug as a quarry or clay pit. In earlier times there was not the equipment available to dig deep in a small area unless it was for a specific purpose.

Underwater camera!? I don't own one of those
The margins just slope off straight away to over 6ft so putting bait in the them you can't see as the water isn't clear enough but I guess If I can find a spot to bait I can tell if fish have been in there by the coloured water maybe.
From what the farmer told me the bottom is fairly uniform like a big bath tub
I'm just not used to these type of waters to be honest, I spent too many years fishing small lakes with lots of snags and features I think which were shallow too

Nothing will beat just sitting at the lake for a couple of hours at dawn and then dusk. If it is a bowl and goes deep in the middle the margins will be well worth attention. Focus on any features - reeds are great as fish love them and they are easy to find there because the reeds give them away.
Sounds like a fantastic opportunity to explore an unknown water. Best of luck mate.

If the locals have deserted it maybe they've taken the fish with them!
First job - marker float - it will take precisely 2mins to discover whether its actually 28ft or not - then I'd map the rest of the lake (if its devoid of anglers) spread bait a few Kgs of boilie everywhere and make a start from there . . .

Don't worry about deep water, the fish certainly won't, although many anglers will.

No, it is in Essex... I think I know the lake you mean, it's much smaller than that.

I've been a few more times and baited a few areas.
No signs of fish at all yet and still nobody else fishing it.
I've taken a marker down and it's between 26 and 28ft in the middle which I found the deepest.

Personally I would find out with either a straight lead (count it down), or marker float how deep it is. Keep an eye on the margins. There may be more than one shelf, and carp might well come into the margins to feed if it is very deep.
