Right guys budget is about 800k max has to have a 3/4 bedroom house included I've looked about on various websites but nothings ticked any boxes I'm wondering if anyone on here knows of anywhere for sale or anyplace that may be up for selling at the right price? Ideally more than 2 acres and doesn't need much improvement/ground work doing, any leads gets free fishing on there cheers 👍

Hmmm would need to be up north.... I'm in Leicestershire/north Warwick's 600-800k is an upmarket 5 bed with no land/lake...

One came up last year near famous Darneth complex in North kent.
Thinking it was about 950 to one mill.
We did consider it. I think just the precarity of the economy and a natural cautiousness stopped me even viewing. Neither wife or kid would want to move to Darenth either. Though Its only about 8 miles from us.

Well within budget if it goes at Guide (probably near double that if its auction) bang the two lakes into one probably end up with one lake around 2.5 acres with land strip gone, looks fenced so theres a bonus.

EDIT : Ignore what I said goggled the location afterwards and the two lakes are divided by an access road to an Engineering company , strike it OFF

Looking at Google maps (I was intrigued) I don't think the lakes could be joined. There's a track between them that leads to another commercial property. Does look a nice spot though.

That one only has fishing rights to one side of the lake .
For me that would be a massive no-go.

Anywhere in England really but realistically the more down south the less you get, I have been looming at France and it opens it up a lot more but also the risk factor increases as I'm less upto scratch with the do s and donts so would need someone over there in the know who I could trust but it's definitely appealing and affordable.

If i remember correctly, you have to get permission from your water authority (i may be wrong)
you may own the land, but you dont own the water

I believe that is true, the same as if you have a pond/lake in your garden you still need a licence to fish it.
