About 400 yards
I wouldn't drive to your swim 22 if it's raining or been raining unless you've got a 4x4 or a tank

Are there any distinct features we need to be fishing to and how far out? 100m max
Is the peg snaggy? pretty baron
And are particles a no go with the cats and bream? I personally would stick to boilies and tigers
Is the water up or down in September? On its way down.
Also, can you drive down to the peg? yep
